The Learning Journey is a 40,000 SF warehouse located in North Phoenix designed and built for a local toy manufacturer and distributor in the valley. GCON Construction along with FM GROUP INC provided affordability target estimates to the Owner and land broker for decision making on-site selection and then immediately mobilized into programming and schematic design. One month to kick‐off, a site plan, floor plan, and building elevations were approved by the Owner and GCON validated the GMP estimate. The building was changed from a masonry design to concrete tile panel design at schematic design to take advantage of $50,000 in savings by using this design approach. Even though the Owner did not pursue LEED certification due to cost concerns, the site was designed to LEED standards. The owner took possession on schedule as promised to facilitate a critical move from their Scottsdale facility into the new building in time to market the upcoming holiday season.
